Seasons of change

There is nothing more dreadful than having a wonderful day planned in beautiful Wears Valley TN and then it starts...sneezing,watery eyes, runny nose, the whole nine yards. How unfortunate that medicines can't last 24 hours as they claim to do! Other than that, it has been a wonderful day in the neighborhood. The Bryan tradition continues yet one more year...cut hay - make Michele sneeze!
It's hard to think that our horses are worth this when I can't be outside to enjoy the day with them:) I know somewhere in their horse mind, they appreciate the sacrifice.

Hay season, along with hay fever comes and goes each year and this year I watch my baby take the royal seat in the tractor where his father, Willie, and his grandfather, W.B. Bryan has sat season after season. I watch as the little boy I have known for 13 years turns into a young man with responsibilities, perhaps beyond his years for his generation. Life has been a wonderful ride and I can't wait to find out what God has in store for the rest of my seasons. Maybe I'll make it to see my grandson take the seat on the old John Deer one summer day heading to the hay field to cut hay.

Why bad things happen to good people

As a continuation of my recent Facebook posting of why bad things happen to good people...Over the weekend I, along with my family helped a client pack and load all of their belongings from the condo that was to be security for the children's education.

After months of fighting with the mortgage company and being turned down for a loan modification they received a letter from their lender's attorney informing them that the foreclosure sale date had been scheduled.

I just don't understand how anyone can honestly say that they see things getting any better in this country! The wicked still rule and are becoming more powerful each day.

I deal with many types of people from various walks of life and it nevers ceases to amaze me how people will lie and deceive others for personal gain, no matter who gets hurt in the process. Kindness is mistaken as a weakness and the vultures are circling constantly.

It's just not fair!

The Chapmans closed on this foreclosure property 20 days earlier than scheduled!

The Chapmans operate a Christian camp in Smithville, Tennessee (www.lighthousechristiancamp.com). When they walked into my office they were only looking for vacant property to park their RV on when in Sevierville.

After looking at several properties they decided the best route to take was to purchase a foreclosure house that they could rehab the way they wanted. Over the past 2 months it seems like the dam has broken and is flooding us with buyers that actually have money! What happened? Did they all decide to buy at once?

The past few months have been the best we have seen in over a year and not only for us but other agencies in the area.

I say, Yeah! Bring 'em on!!!

Remembering 9/11

As the Alan Jackson song goes, " Where were you on that September day?"

Do you remember where you were on that day? I do. I also remember an entire united country standing behind it's president and leaders to avenge the cruel act of violence that was bestowed on our country that dreadful day.

I remember people calling out to God was not ashamed to claim a relationship with him during this time. I also remember a government, which allowed prayer to be taken out of our schools praying on live television, broadcasting across the nation. Churches were full. People were praying. What has happened in the past 8 years?

Where have these united people gone?

We should use this day to reflect on our inner person and see where the need improvements would be.

With this being Labor Day weekend it was really a push to get one deal closed on Friday. Thanks to Town and Country Title in Pigeon Forge Tennessee and Justin Holbrook with Community Trust Bank in Kentucky for all the hard work to make this happen!
One down and one to go.
One day after closing one deal I received an acceptance on another set to close Oct. 7th if all goes well. I'll keep my fingers crossed!
Are we finally seeing a come back to the real estate market in a foreclosure flooded area? Who's to say just yet but it seems as though the gates have opened somewhat to allow some activity to flow through.

New Reports Provide Evidence Recession Is Ending

(Washington, DC) -- A pair of newly released reports find the U.S. economy is pulling out of the worst recession in 70 years. The Institute for Supply Management reports its index of national factory activity rose nearly 53-percent in August, the first expansion since January of last year. A separate report from the National Association of Realtors says home sales contracts reached a two-year high in July hitting the highest number since June 2007. Pending home sales contracts have now risen for six straight months. Stabilization in the three-year old housing downturn is seen by many economists as essential to any recovery. President Obama called the manufacturing report, quote, "another important sign that we are heading in the right direction and that the steps we have taken to bring the economy back from the brink are working." The Obama administration's stimulus program includes billions of dollars in spending and tax cuts.

He wants to give all school children a big "Welcome Back to Class".

How old is too old for school?

Being in real estate in East Tennessee has opened the door to a broad range of experiences. After several instances of total humiliation in the work place due to lack of "formal", continued education I decided to bite the bullet and go back to school.

This is something attempted and failed years ago when my daughter was a baby. Being a single mother, working full time, and trying to further my education seemed to be the impossible task.
I decided it was more important to be a mother to my daughter at that time rather than a student so I dropped out.

Years since I have found the lack of education can cripple someone and keep them from achieving higher standards/goals in their life. I grew tired of feeling crippled.

Now as a mother of two instead of one I am returning to school to finish something I set out to do years ago. My daughter now 17 and my son 12 are now helping me with my education. Strange isn't it? Is this what the Bible calls " once a man, twice a child".

I walk into Walters State Community College in Sevierville, Tennessee and see a mix of ages. Some look my age while others look years younger. I feel so old...

I look at their attire as they pass by me in the hall. Some are wearing jeans and tee shirts while others have shorts and tank tops on. Then I see my own reflection in the library window as I come around the corner. I see an over weight, middle aged woman in professional dress with stress lines across her face and the look of wander in her eyes. She's wandering just how old it too old for school.

Who do we trust with our kids?

More and more it seems that there is news about a teacher, a coach, etc. that has been charged with some type of inappropriate behavior toward a student.

Now it has come home to Pigeon Forge High School with the latest development of the coach accused of sending a male student an in descent text message.

My question is this; Did anyone read the messages leading up to this particular message? Was this the full extent of the message or was there more that may have been deleted? We may never know.

As always, some are ready to line up the firing squad and others are praying for forgiveness for the accused.

New THDA Stimulus Second Mortgage Program

Earlier this year, Congress passed the American Recovery and Reinvestment Tax Act of 2009 (“2009 Tax Act”). In division B, Title I, Section 1006, there is a provision for a First Time Homebuyer Tax Credit (Form 5405) up to $8,000 or 10% of the purchase price. This act provides for an exception for principal residences purchased between January 1, 2009, and November 30, 2009, which enables a first time homebuyer to receive the tax credit with no repayment required if the homebuyer occupies the property for 3 years. The 2009 Tax Act also provides for use of this credit with loans purchased with proceeds of tax-exempt mortgage revenue bonds. Therefore, this credit can now be used with THDA’s mortgage programs.
THDA is implementing a new second mortgage program, THDA Stimulus Loan Program, for downpayment and closing cost assistance. This program will complement THDA’s existing Homeownership Choices incorporating the tax credit. In order to be eligible for the second mortgage program, THDA MUST be providing funding for the first mortgage through the Great Rate or Great Advantage programs for the borrower(s) to purchase the home. Both the first and second mortgage must close on or before November 30, 2009. The November 30, 2009, date also applies to new construction. The new home must be complete and the loan closed on or before November 30, 2009.

PROGRAM TERMS
Eligible Borrower: Homebuyer obtaining THDA first mortgage Great Rate or Great Advantage loans and who is otherwise eligible for the First Time Homebuyer Credit.
Maximum Household Income: THDA Homeownership Choices limits apply.
Maximum Loan Amount: 3.5% of Purchase Price Interest Rate: 0% deferred until June 1, 2010, 1% above corresponding first mortgage rate if amortized.
Loan Term: After initial deferral period, the loan will fully amortize over 10 years, beginning July 1, 2010. The Stimulus Loan Program is only available on FHA loans.
Underwriting Criteria: Borrowers must have 620 minimum credit score. Must include amortizing second mortgage payment in total housing expense ratio and back end ratio cannot exceed 45%. Manual underwriting is not permitted.
Pre-Payment: The second mortgage loan is due in full upon first mortgage payoff, assumption, or refinance. No pre-payment penalty.
Allowable Fees: Normal and customary second mortgage fees.
Closing Documents: Second Mortgage Note and Deed of Trust must close in the name of THDA. Title Policy must insure first and second mortgage.
Homebuyer Education: Required prior to closing on first mortgage loan.
Servicing: Servicer will service combined payments. Under this program, both the first and second mortgage must be serviced by U.S. Bank. THDA is not a direct lender. If you have any questions or need additional information from THDA, please contact Ed Lozier by at 615-815-2082.

2009 Homebuyer Tax Credit
The homebuyer tax credit is one of 10 key provisions of the American Recovery and Reinvestment Act signed by President Obama into law on Feb. 17, 2009.

The bill provides for a $8,000 tax credit that would be available to first-time home buyers for the purchase of a principal residence on or after January 1, 2009 and before December 1, 2009. The credit does not require repayment. Most of the mechanics of the credit will be the same as under the 2008 rules: the credit will be claimed on a tax return to reduce the purchaser's income tax liability. If any credit amount remains unused, then the unused amount will be refunded as a check to the purchaser.
